Letting terms in brief
- Credit checks/references will be required before tenancy commences, no deposit is required, but positive references and no adverse credit history are essential (www.tenantverify.co.uk) Bank statements and personal/employment/landlord references will also help significantly towards approval.
- No CCJ’s, previous evictions, or smokers.
- Rent is charged by Standing Order with two months rent paid in advance on exchange of the keys. If any rent is overpaid at the end of the tenancy, this will be calculated and refunded (this is not regarded as a security deposit)
- The property will be supplied unfurnished/part furnished as agreed and will usually be stated on the inventory.
- All bills other than periodic/routine maintenance/inspections will be paid by the tenant(s)
- Any damage to the property/contents will be chargeable to the tenant(s)
- A single pet is considered, but strictly no dogs will be allowed.
- The tenant(s) are responsible for insuring their own possessions.
Lets are provided as AST (Assured Shorthold Tenancies) usually 6 months, with periodic tenancy automatically commencing after the initial term expires.
