Letting terms in brief
Due to the Renters’ Rights Act 2026 some details may change
- Credit checks/references will be required before a tenancy commences, a security deposit is required and will be submitted to the TDS scheme. Positive references and no adverse credit history are essential (www.tenantverify.co.uk) Bank statements and personal/employment/landlord references will also help significantly towards approval.
- No CCJ’s, previous evictions, or smokers.
- Rent is charged by Standing Order payable one month in advance on exchange of the keys. If any rent is overpaid at the end of the tenancy, this will be calculated and refunded pro-rata (this is not regarded as a security deposit)
- The property will be supplied unfurnished/part furnished as agreed and will usually be stated on the inventory.
- All bills other than periodic/routine maintenance/inspections will be paid by the tenant(s)
- Any damage to the property/contents will be chargeable to the tenant(s)
- A single pet will be considered.
- The tenant(s) are responsible for insuring their own possessions.
Lets are provided as a periodic tenancy.
